What is the E-rent Value™?

The E-rent Value™ is EMLAKIE's automated rent estimate for landlords. You enter your property's street address, and it analyzes the active listings closest to that exact address with the same bedroom count (and property type where possible) to suggest a competitive rent range for your property.

How is the suggested rent range calculated?

We locate your property from its street address and analyze the active rental listings from real landlords nearest to it that match your bedroom count and, where enough exist, your bathroom count and property type. If you enter your living area in square feet and enough nearby listings report theirs, we also adjust for size using their price per square foot. We start within half a mile and widen the search only as far as needed (up to 5 miles) to find enough comparable listings, so the result reflects your block and neighborhood rather than an entire city. We suggest a range that positions your unit competitively — typically near or slightly below the market median to help you attract quality tenants faster.

When should I price higher or lower than the estimate?

Price higher if your unit has premium features such as parking, in-unit washer/dryer, an updated kitchen, or a renovated bathroom — these typically justify an 8–15% premium. Price toward the lower end if you want to fill the vacancy quickly or if the unit needs cosmetic work.

How often should I re-check the estimate?

We recommend checking before each new lease and before renewing an existing tenancy. Rental markets can shift 5–10% year over year, and staying current helps you avoid undercharging long-term tenants or pricing a vacant unit above the market.
