Is EMLAKIE really free?
For both renters and landlords — yes, completely. Renters pay no application fees. Landlords pay no listing fees, no subscription, and no commission on rent collected. We may offer optional paid features in the future, but the core platform will always be free.
How is EMLAKIE different from Zillow or Apartments.com?
Listings are submitted by users posting as property owners or managers, or through EMLAKIE's Broker Listed pathway — either way, you communicate directly with the landlord or real estate professional, with no broker-run portal or fee just to apply. EMLAKIE never adds its own marketplace or broker fee on top.
Do I need to download an app?
No. EMLAKIE works fully in your web browser on any device. The iOS and Android apps are available for a better mobile experience, but everything can be done on the website.
How does the AI match score work?
When a renter submits an application, EMLAKIE's AI model (powered by Anthropic) analyzes their stated income, move-in timeline, and message to generate a compatibility score and summary for the landlord. No sensitive financial documents are required — only the information the renter chooses to share.
What happens if a landlord never responds?
If a landlord does not respond within a reasonable time, you can message again or move on to other listings. We encourage landlords to keep their listings current — active listings are more likely to be managed by responsive landlords.
Can landlords list commercial properties?
EMLAKIE is currently focused on residential rentals — apartments, houses, condos, townhomes, rooms, and ADUs. Commercial listings are not supported at this time.
Can I make an offer below the asking rent?
Yes. On any active listing, use the "Make an Offer" form to propose a monthly rent below the asking price, along with an optional move-in date and credit score and a short message. Your offer goes directly to the landlord or real estate professional — EMLAKIE does not get involved in the negotiation. The landlord or real estate professional reviews the information you provided and can accept, decline, or counter with a different amount; if they counter, you choose whether to accept it.
How does EMLAKIE prevent rental scams?
Landlords can optionally submit ownership information. EMLAKIE runs a daily process that checks eligible listings against third-party property-record data — a listing is normally checked once, and may be checked again after its information is edited. When the submitted name and mailing ZIP both match, the listing gets an "Emlakie Checked" badge. A listing may be published, and may stay live, before this check runs; one that doesn't match or has no data available may remain live without the badge. Emlakie reviewed information submitted for this listing. This check does not guarantee ownership, accuracy, availability, property condition, or transaction safety.
